Lead Paint Resources for Consumers
New Lead Law Requires Rental Property Owners to Comply by July 1, 2005
Do you currently own or plan to own rental property built prior to 1978? The new Lead Hazard Mitigation Law requires all owners of one or more rental units built before 1978 to take a Housing Resources Commission approved three-hour class about lead paint by July 1, 2005.
This Law will also require that all owners of rental properties built before 1978 meet the following four requirements:
1) Get a Certificate of Conformance; To obtain this certificate you will be required to:
- Attend a state-approved 3 hour Lead Hazard Awareness Class or you can take an 8 hour Lead Safe Renovator/Remodeler Course that will allow you to do your own lead mitigation;
- Conduct a visual inspection of your rental unit
- Hire a licensed Lead Inspector or Inspector Technician to determine whether there are any lead hazards
- Fix lead hazards found during these Inspections
2) Give tenants information about lead hazards,
3) Respond to tenant concerns, and
4) Keep your Certificate of Conformance current.
